Sound insulation testing, also known as pre-completion testing, is crucial for both newly constructed and converted properties to ensure they meet the standards set by Building Regulations Approved Document E. New build and converted properties both require Airborne tests, while some will also necessitate Impact tests.
Airborne tests are conducted on separating walls between habitable rooms in flats and houses, as well as on the separating floors between flats. Impact tests, however, are only performed on the separating floors between different dwellings.
These tests must meet specific standards, with new build properties requiring DnTw+Ctr values of at least 45dB and LnTw values not exceeding 62dB. For conversion properties, the requirements are slightly lower, with DnTw+Ctr values needing to be at least 43dB and LnTw values not exceeding 64dB. Note that rooms designed for specific residential purposes might have different requirements.

Airborne Tests – Conducted on party walls and floor/ceiling partitions between dwellings, these tests measure sound transmission through the air. Using a loudspeaker that emits white noise in the source room, we measure the sound level with a decibel meter in the receiving room to determine how much sound is attenuated through the partition. Typical examples of airborne noise in a home include televisions, radios, and conversations.
Impact Tests – These tests focus on separating floor/ceiling structures between dwellings and assess the noise transmitted through the structure due to impacts. Utilizing a tapping machine that drops metal hammers onto the floor to generate impact noise, we measure the sound level in the room below with a decibel meter to determine the amount of noise passing through the partition.
All testing must be conducted in ‘habitable’ rooms, such as bedrooms, lounges, living rooms, and open-plan kitchen/living areas. The results of these tests are compiled into a comprehensive report, which is then provided to the client. Ideally, testing should be conducted as early as possible since issues become harder to rectify as the project progresses. It’s advisable to perform tests before installing kitchens or bathrooms when possible. For us to conduct a test, the following conditions must be met:
• All doors, windows, and seals should be fully installed and closable.
• All electrical fittings must be installed and operational.
• 240V mains power should be available in all rooms on-site.
• Any gaps in walls and floors should be completely sealed.
• All walls and ceilings should be plastered.
• There should be no remaining holes in floors or ceilings.
• Our testers will need access to all rooms on every level of the property.
Meeting these requirements ensures that our tests can be carried out accurately and efficiently.
Under Building Regulations Approved Document E, sound insulation testing is required if you are:
• Constructing a block or blocks of flats
• Developing a hotel, hostel, or house in multiple occupation
• Building terraced or semi-detached houses
• Converting an existing building to create more residential units (e.g., turning a house or offices into residential apartments)
Sound insulation tests are not necessary for:
• Detached houses
• Refurbishment projects
